Set on Croatia’s Kvarner Riviera, just outside Novi Vinodolski, the project occupies one of the most compelling stretches of the northern Adriatic. The bay is calm, the water is clear, and the surrounding landscape, oak forests, wild lavender and rosemary rolling down to limestone cliffs above the sea, has a quietness that the more crowded parts of the Croatian coast have long since lost.

The project brings together 198 hotel rooms and 304 branded residences, spread across 35 low-rise buildings that follow the natural contours of the hillside. The architecture does not compete with the landscape. It settles into it, framed by olive trees and Mediterranean vegetation, oriented toward the sea. Interiors have been conceived by the award-winning studio Atellior.

Natural materials, considered proportions, and a palette that echoes the tones of the coast outside. These are homes designed to be lived in, not simply admired. Residents have access to amenities built around the way this kind of lifestyle actually works: an Owners’ Lounge for quiet mornings or convivial evenings; a co-working space for those who mix work with time away; a padel court; fire-pit terraces with sea views; and playrooms for families with children. 

The concierge team handles daily requests and can arrange everything from private dining with a personal chef to guided exploration of Kvarner’s lesser-known coves and trails.

A resort built for the sea

The hotel and residences are connected as a single resort, with three distinctive pool areas, direct beach access, and Salterra, the largest spa in Croatia, opening in winter 2026, featuring treatment rooms, thermal facilities, and the Korr gym with panoramic views across the bay.

Dining reflects the generosity of the Mediterranean. Figo, the all-day restaurant, works with locally sourced ingredients and coastal flavours. À la carte restaurant Affamata draws on southern Italian tradition with a contemporary character. The 180 lounge bar terrace, with uninterrupted views to the horizon, works equally well for morning coffee, an afternoon Aperol, or a cocktail as the light drops.

A new chapter for Kvarner
