Mirta: The Final Address in Luštica Bay's Marina Village

The Mirta residential collection completes the development of Marina Village, marking the final opportunity to buy in Luštica Bay's first neighbourhood. The residences pair panoramic Adriatic views with a degree of privacy, set slightly back from the main promenade yet only minutes from it.

That promenade is the reason Marina Village has become the name most associated with Luštica Bay. A 115-berth marina, five beaches, The Chedi Luštica Bay hotel, restaurants, cafés, boutiques and a year-round calendar of events all sit within walking distance.

The wider destination, however, continues to expand. Centrale, the project's urban centre, and The Peaks, built around Montenegro's first 18-hole golf course, are both taking shape nearby. For buyers, that means Mirta combines the advantages of an established address with the upside of a location still very much in development.

The name continues a pattern set by the ten collections before it - Maslina, Jasmin, Glicinija, Lavanda, Iris, Mimoza, Kamelija, Ružmarin, Lipa and Magnolija - each named after Mediterranean flora native to the peninsula.

The collection totals 48 residences across three buildings, ranging from studios to three-bedroom penthouses, with a limited number of duplexes. Two buildings share a swimming pool and terraces; the third stands apart with its own pool, giving it a more private feel.

A newly built pedestrian path connects Mirta to the marina and promenade in a few minutes' walk, close enough to stay part of daily life there without losing the sense of seclusion the collection was designed around. 

Architecturally, Mirta follows the language already established across Marina Village: stone arches, covered terraces and terracotta roofs drawn from traditional Montenegrin towns, paired with large windows and open-plan interiors that let in natural light throughout the day.

The duplexes take a different approach, borrowing from the historic palaces of the Bay of Kotor by placing living areas upstairs and bedrooms below - a layout suited to the peninsula's climate as much as to the views.

Inside, the living room, dining area and kitchen form a fluid, interconnected space that extends onto terraces and balconies, blurring the boundary between home and hillside. That same sense of connection carries through the interiors, where natural wood, stone and carefully selected materials in a soft palette create an atmosphere of understated, timeless elegance. 

Sea views open from many of the apartments, while others look across the neighbourhood to the greenery beyond. On the ground floor, selected residences stretch into private gardens.

As the last residential collection to launch in Marina Village, Mirta arrives with the neighbourhood already fully active rather than still under construction - a different proposition to buying into a location before its amenities exist.

Payment terms include a multi-year, interest-free plan starting with a 10% down payment, with a discount available to buyers who pay in full upfront. Prices for the collection start from €400,000. A rental programme is also on offer, allowing owners to generate income for up to two years after handover while the property remains professionally managed and available for personal use when needed.
